Standard insurance policies often leave gaps when it comes to environmental exposures
Fortunately, pollution incidents don’t happen often, but when they do, they can be costly. Even minor pollution incidents can have long-lasting impacts. In many cases, the legal defense costs, bodily injury and property damage claims, business interruption, and reputational damage can far exceed the actual remediation expenses.
Since the mid 1980’s most Commercial General Liability (CGL) policies have contained an absolute pollution exclusion. This exclusion eliminates coverage for claims associated with a pollution condition or severely limits it, leaving significant gaps in coverage.
Environmental insurance helps close those gaps. It provides companies the financial footing to respond quickly, meet compliance obligations, and protect their balance sheet from liabilities that can surface long after the original incident.
Environmental insurance can play a critical role in facilitating the sale, financing, and redevelopment of contaminated property
In many cases, these retired sites remain idle for years because buyers, lenders, and investors are unwilling to assume uncertain cleanup obligations, third-party liability, or reopener claims.
A well-structured environmental insurance program can help transfer that risk away from the transaction parties by providing coverage for unknown pre-existing pollution conditions, third-party bodily injury and property damage claims, legal defense, and more. This risk transfer can make a property easier to finance and more marketable by giving buyers, sellers and capital providers greater confidence that environmental liabilities will not derail the transaction.
For impaired sites, environmental insurance is a practical tool that helps bridge gaps between buyers and sellers, support negotiations around indemnities and escrows, and create a clearer path to closing and eventual redevelopment.
Strong carrier relationships mean we can place coverage others can't and negotiate terms that reflect your risk, not a generic policy
Insurance is a relationship business, and we've spent years nurturing that relationship and earning the trust of A-rated environmental insurance carriers. That access translates directly into more options, better terms, and coverage shaped around your specific needs.
Environmental coverages & solutions:
The Howden Environmental team can customize any of these policies to fit your needs or develop an exclusive program for your class of business.

Combined general liability
Multiple different policy types such as contractors' pollution liability, site pollution, and professional coverage can be combined with a general liability policy. These programs provide shared or dedicated limits and can be tailored to fit your needs.

Contractor pollution liability (Owner or Contractor programs)
Specialized insurance policy that protects contractors from third-party claims involving bodily injury, property damage, and environmental cleanup costs caused by pollution incidents arising from their work.

Environmental lender liability insurance
Provides coverage for a lending institution when a loan is secured by real estate that could have known or unknown pollution conditions. In the event of default and discovery of a pollution condition the policy will pay the lender the lessor of the remaining balance of the loan and estimated cost of remediation.

Site pollution liability
Protects property owners, operators, managers, and tenants against pollution claims on, at, under, or migrating from a covered location. Site pollution liability policies can be tailored to fit your needs and operations.

Storage tank liability
Protects from environmental pollution liability arising from leaks or releases from commercial storage tanks. This coverage is often required by many state and local municipalities as evidence of financial assurance.
